Terms and conditions

Payments and deposits: 50% of rental required within 14 days of reservation. Balance of rental, VI tax and damage deposit due in full 45 days prior to arrival. We cannot accept credit cards. Payments should be mailed to Joe and Terri Caruso, 2024 Shadyside Road, Lakewood, NY 14750. Damage deposits will be refunded within 30 days of departure provided there is no damage to the unit or its contents, no missing items, or no extraordinary cleaning.

Cancellations: High season: 80% refund only if the property can be rented to another party.

Off season: 80% refund only if cancellation is received more than 45 days in advance.

Liability: Guests are responsible for the security of the villa during their occupancy. Villa owner is not responsible for any claims for property loss or damage or personal injury that may occur during their occupancy.

Villa capacity: Guests are restricted to the number of persons scheduled. In the event of misrepresentation, the group will be required to pay the excess fees immediately, or vacate the villa without refund.

Hurricane policy: In the event of a pending hurricane, guests must vacate the premises when requested and secure other lodging and/or transportation at their own expense. All unused rents and taxes will be refunded.
